Home Loan
Buy, build, extend or renovate a home anywhere in Uttarakhand, with help comparing banks and housing finance companies.
A home loan in Uttarakhand works much like anywhere in India, but property paperwork in the hills and on the plains can differ a lot. We help you choose a lender that accepts your property type and income profile before you apply, so you avoid a rejection on your credit report.
What you can use a home loan for
- Buying a flat, independent house or builder floor
- Buying a plot and constructing on it
- Self-construction on land you already own
- Extension or renovation of your home
- Balance transfer of an existing home loan, with or without a top-up
Who can apply
Salaried employees, self-employed professionals and business owners can apply. Lenders look at age, steady income, existing EMIs and credit score. Self-employed applicants are usually assessed on ITRs and bank statements; we know which lenders are flexible on this.
How much you can borrow
RBI rules let banks lend up to 90% of the property value for loans up to ₹30 lakh, 80% for ₹30–75 lakh and 75% above that. Your income decides the rest: most lenders keep total EMIs within about half of your monthly income. Use the eligibility check on this page for a quick estimate.
Documents usually needed
- PAN and Aadhaar
- Salary slips (3 months) and Form 16, or ITRs (2–3 years) with computation for self-employed
- Bank statements for 6 months
- Property papers: sale deed or agreement, title chain, approved map, and NOC where needed

Frequently asked questions
Can I get a home loan for a house in a hill area?
Yes. Many banks and housing finance companies lend in hill districts, but they check the property title and approvals carefully. We tell you upfront which lenders accept your property.
How long does a home loan take?
Usually 7–15 working days from a complete application, depending on the lender and legal and technical checks on the property.
Do you charge any fee?
No. Our advisory is free for borrowers. Lenders charge their own processing fees, which we explain before you apply.
